New Mortgage Loan Modification Guidelines Have Many Skeptics Wednesday, February 2, 2011

For homeowners looking to make sense of the Obama administrations new Loan Modification Programs, the program can be basically broken down into two sections. One part is for homeowners facing foreclosure due to missed payments and are at risk of defaulting on their loans. For them, the government will give the lender financial incentives to make a loan modification to the existing mortgage (known as a mortgage loan modification), reducing the monthly payments so as homeowner can stay current on the loan and keep their home.

The other part is for homeowners who are keeping up with their mortgage payments but cannot refinance or get a loan modification with their lender because the value of their home has fallen below the amount of the mortgage.

For these "under water" homeowners, the rescue plan will help refinance the mortgage to lower the monthly payments. There are several restrictions, however, so relatively few homeowners in this category will actually qualify. That is the simple explanation. But both plans have a lot of moving parts, so here is what you need to know if you want to take advantage of them.

Mortgage Loan Modification

If you are facing foreclosure and want to do a loan modification to keep your home, you must meet the following criteria:

• Have secured your mortgage before Jan. 1, 2009
• Have a primary mortgage of less than $729,500
• You must live on the property
• Must fully document income with tax returns and pay stubs
• Sign a financial hardship statement
• Go for counseling if your total household debt totals more than 55 percent of income.

If you meet all those qualifications, your lender will then determine how much to lower your monthly payment so it is about 31% of your gross monthly income. The interest rate could be as low as 2%.

Homeowners pay no fees for the mortgage loan modification. However, homeowners could face a balloon payment at the end if your lender reduced your monthly principal payment during the loan modification. So if your lender reduced your total payments $20,000, you could owe that amount when paid off your loan, refinanced or sold your house.

But there is some financial benefit for the homeowner in the plan. For every month a homeowner makes a payment on time, the Treasury will pay an incentive that reduces the principal balance on a loan. Over five years the total principal reduction could add up to $5,000.

There is also a trial period to test the modify mortgage.

Loan Modification Programs get paid by Fannie (Mae) or Freddie (Mac) after three months If the homeowner pays the mortgage on time. Providers of Loan Modification Programs get $1,000 from the government each year for the next three years. If the mortgage is not paid on time in those three months, the deal is over."

And the new loan rate can go up after 5 years. It is only a low in the beginning to help the homeowner dig them out. The plan is in effect until the end of 2012 and can only be used once.

Refinancing Option

If your current on your mortgage but your bank would not let you refinance or get a loan modification because your mortgage is "under water," here is how you qualify for the government refinancing program:

• Your home must be the primary residence
• Your loan must be owned by Fannie Mae or Freddie Mac
• You must have sufficient income to support the new mortgage debt
• You cannot take cash out of the new loan to pay other debt

There is another big restriction, however, that will make many homeowners ineligible for the program: the value of your house cannot have fallen much below the amount of the mortgage.

"The ceiling of eligibility is 105 percent of current market value of the property-so that is not going to help homeowners who have suffered home price declines," says Greg McBride, senior financial analyst at Bankrate.com. "Say you bought a house for $320,000. Your mortgage balance is now $300,000 but the house is now worth only $225,000. You are stuck, you cannot refinance, even if you made your payments on time."

McBride says the loan to value ceiling should be raised. "It should be something in the neighborhood of 150 percent," says McBride. It is too low to help people in Florida, California, Nevada and Arizona. Those markets are at the epicenter of the foreclosure crisis."

Still, if you do qualify, here is what you get:

• Your mortgage will be refinanced to 30 or 15 years with a fixed interest rate.
• The rate will be based on market rates in effect at the time of the refinance and any associated points and fees quoted by the lender
• Interest payments but be reduced but not principal

Plenty of Critics

The Obama Loan Modification Programs says it will help as many as 4 million struggling borrowers accomplish a mortgage loan modification and some 5 million refinance their current loans. But industry experts remain skeptical.

Everyone in the country is on the look-out for cheap health insurance, and many people think the very idea is nothing but an illusion. There are ways, however, of lowering the cost of health insurance and health care in general, and almost everyone can save money if they take advantage of a few simple tips.

The first two tips are probably the most difficult for many people: quit smoking and lose weight.

There's no way around the fact that smokers and people who use chew are going to pay more for their health insurance. That's simply a fact of life. If you are serious about needing cheap health insurance then you're going to have to be equally as serious about protecting your health - and that means quitting smoking and giving up chew.

Similarly, if you are overweight you won't get the best price on your health insurance. Losing weight can be more difficult than quitting smoking, but every pound you manage to shed could end up saving you money in the long run - plus you are going to look and feel better for it.

As part of your tax-free savings account you will be required to pay for a low-cost high deductible health insurance. For an individual this health insurance will have a deductible of about $1,100 and for a family the deductible will be approximately $2,200.

Obviously this insurance won't pay anything for your routine medical costs each year (you will pay for those using the tax-free money in your HSA account). What this insurance does is it protects your home and other assets if you should have a catastrophic incident where you suddenly incur medical bills in the tens or even hundreds of thousands of dollars.

Buyer-Seller Relationships - The ABCs of Success

There are basically three levels of buyer/seller relationships. The first and most common relationship level is Adversarial. This is the traditional win-relinquish relationship where you, the buyer, squeeze your supplier for the very last bit of a discount. You are determined to get the last drop! You are not focused on the cost of doing business with one another, just what you believe to be the lowest cost. This is a transactional only relationship.

Next is the Barometric relationship. In a Barometric buyer/seller relationship you are always checking the atmospheric pressure. This relationship is still being monitored and measured closely. Generally you have not yet developed a high level of trust with one another. It could be a single source relationship, but with a short length contract. While this relationship can grow and flourish, it can also sour quickly. Few people thrive with others constantly peaking over their shoulder. In this type of relationship, each side must still engage in CYA (cover your assets).

The highest-level buyer/seller relationship is Complementary. This level is where true integral Partnering takes place. At this level the visions and values of each overlap with one another. There is a true alignment of values in place. Each understands the needs of their alliance partner and works hard to help their partner get what they need while likewise serving their own organization.

An example of Complementary buyer/seller Partnering is the relationship Universal Systems developed with Graybar through Graybar's local branch. Universal is an electrical contracting company and Graybar is a distributor of electrical supplies.

In 1996, Gene Dennis, President at Universal Systems realized his company had a problem. His supply inventory was out of control. Through the assistance of Parviz (Perry) Daneshgari, Dennis set out to make a change. Daneshgari is president at MCA, (an implementation company in Michigan), an adjunct professor of automotive engineering science at the University of Michigan-Dearborn and Oakland University's School of Management and the author of The Chase, (1998, Black Forest Press, San Diego, CA) a business novel about process implementation. Dennis decided he wanted to be a construction company without owning and handling any material. This was a lofty goal as traditionally the stocking of electrical supplies was a cornerstone of the business.

He needed a supply partner. His choices were a local supplier and Graybar, a national supplier with a branch in his community. He leaned toward the local supplier until he showed up at their place of business unannounced. "We were held hostage," said Dennis (Electrical Contractor Magazine, July 1998). The problem was that the president was not in and the employees didn't know what to do so they put Dennis and his team in a conference room. In contract, when he showed up at Graybar unannounced and the branch manager was out, all the employees knew about Universal looking for a supply partner. The staff at Graybar showed him and his team around at once. Upon closer inspection, Dennis learned that Graybar's on-time deliveries had been 29 percent higher than their competitor. Graybar was selected for the sole-source arrangement.

Graybar agreed to take ownership of Universal's existing in-site inventory. An on-site inventory was maintained and orders were placed via Graybar's EDI system and invoices were generated from Graybar's St Louis headquarters monthly. Universal realized approximately $60,000 the first year through eliminating delivery trucks, inventorying and other personnel savings. Graybar offered additional benefits as the relationship progressed. Before the partnership, Universal had to pay extra for shipping their frequent emergency orders. In the partnership Graybar maintains a standard list of commodity items at the local branch and if they don't have it, Graybar pays the shipping.

What's in it for Graybar? "Instead of wondering how to get the order, now we sit in on job meetings, try to find ways we can help, and look for cost and process savings," says Jim Estis, a local Graybar account representative (Electrical Contractor Magazine, July 1998). Chatting with Dennis late October 1999, he said, "Partnership is covering the backside of each other--each looks out for one another."

The following are Daneshgari's steps to form a vendor partnership and criteria for selection, which Universal Systems used. Dennis and Daneshgari outlined these when they presented their success story at the 97th Annual National Electrical Contractors Convention in Las Vegas, Nevada, October 1998.

Steps to form a partnership:

1. Develop a scope of work.

2. Send out requests for proposal and interview potential vendors.

3. Review proposals.

4. Create a short list.

5. Make unannounced tour of vendors' facilities.

6. Evaluate finalists.

7. Selection.

8. Negotiate an agreement with your selected vendor.

Criteria for Vendor Selection:

1. Purchase existing stock at retail value.

2. Establish a branch at Universal Systems.

3. Have an inventory management system.

4. Work toward continuous improvement process.

5. Use EDI for billing.

6. Have a delivery process.

7. Use periodic evaluation process.

8. Contract termination clause.

9. Product warranty and liability.

10. Maintain property damage insurance.

11. Aggressive pricing strategy.

12. Maintain stocking inventory.

13. Maintain workers' comprehensive insurance.

14. Offer single point of contact.

As many of you already know, this is a meeting where key dealer personnel (whether they be field sales reps, branch managers, electronic imaging reps, etc.) meet and interact with members of the GSD [Graphic Systems Division] management staff. It's a chance for all of us to listen to each others concerns, get to know each other better and tour our state-of-the-art manufacturing facility in Greenwood.

We have been doing Partnership meetings in one form or another since 1992 and I am still impressed each time by the interaction between our two groups. At that first meeting in 1992 I remember the overriding sense among the attendees that we were all helping to shape something that was completely different in our industry. The concept of a manufacturer/dealer meeting with a free and open exchange of ideas (let alone mutual respect for each other) was unheard of at the time." When you drive, it seems like there is nothing easier than turning: you signal, turn the wheel, and keep going. All drivers, experienced and new, make mistakes when they turn. However, new drivers, especially on their driving test, tend to make more mistakes which often cost them the entire test.

One mistake everyone makes when practicing driving is tight turns. On right turns, students sometimes don't estimate well their distance from the curb and hit it. In most places, hitting a curb on the driving test is a critical error and a failure. On left turns, turning too tightly will make the driver enter a wrong lane, sometime with oncoming traffic. When it happens on the driving test, you can probably call the rest of the test "garbage time".

Another problem drivers have with turning is the opposite of the above problem: wide turns. This is another serious one, since it makes driving students enter wrong lanes and possibly cause an accident. On right turns, a wide turn can get you into the second lane from the right which is often the lane of oncoming traffic. On left turns, this can mean a meeting of your car and the curb. Needless to say, this is not a wanted situation.

Two turning lanes are another failing factor for many examinees. They are used to moving to the leftmost or rightmost lane, and they forget how to behave with two turning lanes. The result is often an unpleasant mark on the score sheet.

Pedestrians are major test killers in almost every part of driving, and turns are no exceptions. Some students are so focused on making the turn well that they forget to check for pedestrians and often get "stuck" inside the intersection, block it, violate the law, and fail their test miserably.

Turns can be done perfectly if practiced well. All you need is an understanding instructor sitting near you on the passenger seat and a good guide showing you how to make the perfect turns.

Eat Like a King in Reno - Even If You're a Pauper! Tuesday, January 4, 2011

Budget vacationing may sound like an oxymoron, but in a town like Reno, it is possible. Profits are down for Reno casinos and hotels just as they are for other businesses, which means they are offering even more deals than usual just to get customers through the front door.

Because such deals often change from week to week, we won't go into specifics here. But as a rule, call ahead rather than booking your hotel online and just ask if there are any specials coming up. If you plan to ski, bike, kayak, go to a casino show or take part in other activities, mention that as well. If you catch the management at just the right time, you can land a package deal and save hundreds of dollars.

Free meals and drink tokens are also often available for the asking at Reno casinos. Bear in mind that casinos can afford to offer these deals because most tourists immediately pour any cash they save straight into the nearest slot machine, so be sure to set a gambling budget and stick to it.

After lodging, your next biggest expense will no doubt be at Reno restaurants. Any casino coffee shop will have decent food for a reasonable price, we're going to trust you to explore your own hotel and highlight some budget eateries with a little more personality -- and flavor -- than the average room service cart.

Beto's (575 W. Fifth St.) is a Mexican restaurant so authentic that it may disorient some gringos at first. Spanish is the most common language both on the menu and in the small dining room, and picnic-style tables mean you may have to share your eating space with (gasp!) a stranger. But the food, which ranges from chicken tacos to cow brain sopas, is an unbeatable value. Expect to walk away with a plate sagging with delicious, traditional food for $5 to $10. But if you attempt to order food by its Spanish name, be absolutely sure you know what you're asking for...

Egg Roll King (numerous locations including 194 Lemon Dr. and 635 Booth St.) serves budget Chinese food at its best. More than a dozen combination meals offer at least two servings of favorite dishes for under $7, while only a few items on the extensive menu cost $9 or more. For a change of pace, try the Singapore-style noodles, a cheap, hearty "street food" dish with a little bit of everything the cook had on hand thrown in.

If you are truly serious about eating on the cheap at restaurants in Reno, look no further than the Sports Bar atClub Cal Neva (1 E. First St., clubcalneva.com). The menu consists entirely of beer and stadium food, and a hot dog/beer combo can be had for as little as $2. It's not gourmet, but it does offer dozens of televisions tuned to sporting events around the world. If you can resist squandering your savings in the sports book and you have a tolerant wife or husband, it's not a bad place to grab a snack.

One of Reno's oldest Vietnamese restaurants, Pho 777 (102 E. Second St.) was forced to move after its previous incarnation was destroyed in a fire. The new storefront offers the same excellent noodle soups and spring rolls. Lunch for two can be had for around $13 if you're mindful.

The Gold-N-Silver Inn (790 West Fourth Street), an old-time Reno favorite, recalls Reno's history as a sleepy but friendly desert outpost. Coffee shop food including enormous stacks of pancakes and golden chicken-fried steak are served 24 hours a day. The gloss of the nearby resorts stops at the front door, but if you're looking for friendly service and cheap bacon and eggs at 3 a.m., you'll find both here. The Nugget Diner in Reno

Locals usually refer to the Nugget Diner (233 N. Virginia St.) simply as "Awful Awful," but don't let that put you off. The name refers to the Reno casino's mammoth hamburger, which is "awful big and awful good," according to owners and thousands of happy customers. Another 24-hour stop, the place is jammed on weekend nights. You can expect excellent greasy spoon fare and very little personal space if you choose to eat in. The Awful Awful with fries is about $6, while the rest of the menu comes in under $9.

While the Silver Peak Brewery (124 Wonder St. and 135 N Sierra St., silverpeakbrewery.com), doesn't usually qualify as a budget establishment, its happy hour prices on high-end appetizers and craft beers are worth noting. During happy hour (usually from 4-6 p.m., double-check before showing up), treats such as pickle chips, steamed clams and rosemary flatbread drop below $8 and pints of locally produced ale are half-price. While nearly every bar in town offers some kind of evening special, none match Silver Peak for quality and ambience.

Finally, the surreal experience that is The Pirate Ship (495 Greenbrae Dr., Sparks, thepirateshipnv.com) is worth paying for, so the fact that its prices are generally reasonable is just icing on the sea-salted cake. The building is shaped like an actual ship, complete with crow's nest, and the theme continues inside. Staff members dress in period attire and sometimes speak in character, and the house music is mostly reggae and sea shanties. Pirate-themed events such as scavenger hunts also crop up from time to time. Food ranges from standard fish and chips to mahi-mahi burgers, pasta, fried Oreos and crabby patties. While some entrees do creep toward $15, many are less than $10, and appetizers and desserts begin at just $4. The atmosphere is worth at least that, especially if you have kids.

American Mobsters - Meyer Lansky Monday, January 3, 2011

Born Majer Suchowlinki in Grodno, Poland, on July 4th, 1902, Meyer Lansky was considered one of the masterminds of the modern day mob. In 1911, his family immigrated to New York City and took up residence at 6 Columbia Street on the Lower East Side of Manhattan. As a boy, he learned the trade of tool and die making. He also dabbled as an auto mechanic and for a short time he worked in a factory. Tired of the 9-5 drag, Lansky hooked up with fellow Lower East Sider, Benjamin "Bugsy" Siegel (no one called him Bugsy to his face), and they started an auto theft racket. Siegel would steal the cars, while Lansky would get them in good working order, then sell them.

They soon formed the violent "Bugs and Meyer Mob," where they delved heavily into the illegal booze business. When they weren't hired as muscle to protect other bootlegger's shipments, they were hijacking liquor trucks themselves, sometimes even the trucks of the bootleggers they were supposed to be protecting. The "Bugs and Meyer Mob" was also intimately involved in violent "slammings," (beating up people for a fee), and a few murders, as long as the price was right, which it always was. The murder business was so lucrative, several of the "Bugs and Meyer Mob" alumni became keys members of "Murder Incorporated," which terrorized the streets of New York City in the 1930's. These killers included Joe "Doc" Stacher, Joe Adonis, Abner "Longie" Zwillmen, and Arthur "Dutch Schultz" Flegenheimer.

As a young young man, Lansky became fast friends with Italian mobster Lucky Luciano. They joined forces with men like Arnold "The Brain" Rothstein and began to run crime as a business, with violence used only as a last resort. Rothstein was shot to death during a card game in 1928, and in 1931, after the deaths of Mafia bosses Salvatore Maranzano and Joe "The Boss" Masseria, Lansky and Luciano transformed the mob into one National Crime Syndicate, with men of assorted nationalities on their "Board of Directors." Not only did they engage in illegal activities, such as gambling, hijackings, shakedowns and loansharking, but they controlled the labor unions, which oversaw the shipping and trucking industries, as well as public works projects. Lansky also partnered with mob boss Frank Costello to corner the slot-machine markets all across the country.

Even though most of his associates were in the Italian Mafia, Lansky had as much say as the Italians. In fact, most people considered him "the brains of the operation," while the Italians mostly provided the muscle. Because he was short in stature, Lansky was dubbed "The Little Man," but this was not a derogatory term. His vote on any crime issue usually took precedence over anyone else's vote.

After Luciano went to jail on a trumped-up prostitution charge, Siegel convinced Lansky that there was money to be made in the deserts of Las Vegas, Nevada, which was then little more than a "comfort station" for weary travelers. Lansky formed the Nevada Projects Corporation and Las Vegas was born. Unfortunately, Siegel did not live long enough to reap their Las Vegas profits. He was suspected of skimming the mob's construction cash, and in 1947, Siegel was shot through the eye, as he sat in the living room of his girlfriend Virgina Hill's mansion in Beverly Hills. Rumors arose that Lansky voted against killing his long-time pal Siegel, but in fact, Lansky agreed, saying, "I had no choice."

Lansky invested heavily in the casino gambling operations in Cuba, but then in 1959, he lost everything when Fidel Castro took over the rule of Cuba from Fulgencio Batista in a military coup. With the United States government cracking down on the mob in Las Vegas, Lansky fled to Israel to avoid arrest and tried to claim citizenship under "The Law of Return," a rule that gave citizenship to anyone born of a Jewish mother. After lengthy court battles, Lansky's pleas for citizenship were turned down and he was sent back to America. In 1973, law enforcement officials tried to jail Lansky on tax evasion charges, like they did Al Capone, but Lansky was acquitted at trial, which was a big black eye for the government.

After undergoing open heart surgery in 1973, Lansky spent the rest of his life as a sickly man. He contacted lung cancer, and Lansky died at his home in Miami Beach, Florida, in January 1983, at the age of 80.
